Founder

For 11 years Terry, founder of Sanctuary Holdings, was among the top mutual fund sales people  in Canada. As a broker he had access to many insurance and investment  products over that time. Despite all his  efforts very few of his clients gained a solid footing for long term retirement income. Yet this is where most people in Canada are. 

 

He now recognizes that nothing even remotely compares with the multiple benefits of positive cash-flow that real estate ownership provides.

 

What Can Real Estate Do

Real estate is the ONLY investment that:

  • Gives the owner increasing passive income; 
  • Is livable;
  • Is rentable;
  • Appreciates in value;
  • Is improvable;
  • Is in your control;
  • Has deductible tax advantages; (interest on borrowed money is tax deduction as an example)
  • Is stable compared to any other investment;
  • Is leverageable!

Creating a Generational Legacy

Through real estate investing is it possible to create a generational legacy of growing assets that will also provide solid retirement income continuously.


It is our intention to help our Joint Venture money partners to create this legacy.

How Do We Do This

  • To seek out and secure high cash flowing properties in Canada
  • To invite money partners to join in a split in the ownership and profits of long term and short term real estate deals
  • To engage the full resources of the Sanctuary team to secure the primary financing and the legal paperwork required to secure ownership status of both the working partner (Sanctuary) and the Joint Venture partner(s) in conjunction with full disclosure through our professional accounting and tax services
  • To oversee management of said properties establishing positive relationships with tenants 
  • Developing the building and services to maximize income on an ongoing basis including annual increase of rents and offering value added services to tenants
  • To develop an exit plan in alignment with both wise financial strategies and the needs of the Joint Venture partners
  • As needed to have the property appraised with the purpose of remortgaging to draw the increased value out to reinvest as determined by the partners

What Is a Joint Venture Partnership

There are two categories of Joint Venture Partners: the Working Partner and the Money Partner. 


The Money Partner will receive regular communication from the Working Partner regarding both his/her investment properties and any action or upgrades planned by the Working Partners.
